Market Update: Closed Home Sales Jump in April
Closed single-family home sales were up nearly 14% in April compared to a year ago in the area served by the Northeast Association of REALTORS® (NEAR), according to the housing market report released today by the association. The median selling price was $625,000 in April.
“The return of spring in New England has signaled a reappearance of sellers and a significant uptick in listings to provide some relief to buyers struggling to find homes that meet their needs and wants,” Frances Markel, NEAR president. “Buyers are reacting quickly to newly listed homes, which often results in them going under contract in short time frames.”
“We are optimistic these trends will continue into the traditionally busy late spring and summer housing market to help meet the strong buyer demand,” Markel said. “We are hopeful the coming months will see more homeowners, who have put off buying their next home to meet their changing life needs, adjust to today’s realities and decide to re-enter the housing market.”
The April 2024 closed sales total of 173 represented an increase of 13.8% from April 2023. The year-to-date (Jan. 1 – April 30) single-family home sales total of 574 represented an increase of 2.7% over the same period a year ago.
The April median sales price was $625,000, down 1% from the April 2023 median of $631,000. The year-to-date (Jan. 1 – April 30) median sales price was $620,000, an increase of 6.9% from the same period in 2023.
The number of homes listed for sale was 198 at the end of April down 10.4% compared to April 2023. New listings were up 31.3% in April compared to a year ago.
